  2. Tenancy Setup Fee £360 – including completion of tenancy administration, tenancy agreement, tenant referencing, registration of deposit and arranging pre-tenancy works
  3. Rent Collection – including rent collection, arrears collection, accounting and renewal negotiation
  4. Full Management 4%– including Rent Collection services plus property maintenance, service of notices and deposit negotiation
  5. Inventory Fee £150– A detailed list of inventory and check before and after tenancy.

Tenant fees / deposits

  • Holding Deposit equivalent to one weeks’ rent – refundable in certain circumstances*
  • Security Deposit equivalent to Five weeks’ rent This is increased to six weeks’ rent if rent is £50,000 per year or more.
  • Variation to the tenancy agreement / change of sharer: £50
  • Ending a tenancy early: The Agent’s reasonable costs in reletting the property for the landlord and the landlords’ financial losses resulting from a tenant leaving early.
  • Replacing lost keys: The cost of replacement
  • Interest at 3% above the Bank of England Base Rate will be charged for late payment of rent from the rent due date until it is paid (not levied until rent is more than 14 days overdue).
  • Tenant fees for tenancies other than assured shorthold tenancies: £250 per person.
